P\u00e9rdida de tiempo, energ\u00eda y dinero... \u00a1Ya no lo queremos! <strong>Pero, \u00bfc\u00f3mo protegerse de los da\u00f1os?<\/strong><\/p>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Seleccione sus inquilinos<\/strong><\/h2>\n\n\n\n<p class=\"has-text-align-justify\">Aunque no pueda permitirse el lujo de elegir a los viajeros que acoger\u00e1 en su alojamiento, hay ciertos tipos de inquilinos que son preferibles. <strong>En efecto, es preferible acoger a una peque\u00f1a pareja de cuarenta a\u00f1os<\/strong>Es mejor tener tres amigos que se queden contigo un fin de semana para descubrir la ciudad, o para un evento local, que tres amigos de 20 a\u00f1os que vienen a una despedida de soltero y cuyo \u00fanico objetivo es la fiesta. Y tienes todo el derecho a rechazar a los inquilinos si no te parecen adecuados. En la mayor\u00eda de las plataformas de reserva, los inquilinos tambi\u00e9n tienen derecho a una nota. <strong>Aseg\u00farese de mirar el perfil de su inquilino<\/strong> y tenga cuidado con qui\u00e9n alquila su alojamiento.<\/p>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Pedir una fianza<\/strong><\/h2>\n\n\n\n<p class=\"has-text-align-justify\">Evidentemente, pedir una fianza es imprescindible para protegerse de los da\u00f1os. Por un lado, pidiendo una fianza, <strong>creas inmediatamente un impacto psicol\u00f3gico<\/strong> en sus viajeros, que se encargar\u00e1 espont\u00e1neamente de su apartamento. Por otro lado, <strong>sus inquilinos simplemente no quieren que se les cobre o no se les devuelva el cheque de la fianza<\/strong>. Por eso algunos te dan cheques... \u00a1de madera! O declaran que les han robado la tarjeta bancaria o la han perdido, al intentar cobrar el dep\u00f3sito. Para evitar este tipo de disputas, utilice <a aria-label=\" (se abre en una nueva pesta\u00f1a)\" href=\"http:\/\/www.swikly.com\/es\/\" target=\"_blank\" rel=\"noreferrer noopener\">Swikly<\/a> pedir una fianza a tus inquilinos: es superf\u00e1cil, superr\u00e1pido y no repercute en el l\u00edmite de la tarjeta de cr\u00e9dito de tus viajeros, a la vez que est\u00e1 garantizado para ti. \u00bfQu\u00e9 podr\u00eda ser mejor?<\/p>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Pida a sus inquilinos que hagan un inventario de las instalaciones<\/strong><\/h2>\n\n\n\n<p class=\"has-text-align-justify\">Cada vez m\u00e1s, los alquileres de corta duraci\u00f3n se realizan de forma aut\u00f3noma: los inquilinos acceden solos al alojamiento, con la ayuda de una caja de llaves, y tambi\u00e9n lo dejan solo. En consecuencia, cada vez se realizan menos inspecciones y se producen m\u00e1s problemas. Si tiene la oportunidad de recibir a sus inquilinos en persona, <strong>hacer un inventario detallado<\/strong>Puede comprobar cada elemento a mano o con la ayuda de una aplicaci\u00f3n. Un contrato que, obviamente, especifica las repercusiones en caso de da\u00f1os en el alojamiento, es decir, el cobro de la fianza. Pero este contrato de alquiler, aceptado por los viajeros en el momento de la reserva, se lee en muy pocas ocasiones. <strong>Mostrando su contrato de alquiler<\/strong>Esto debe hacerse en un lugar visible (por ejemplo, detr\u00e1s de la puerta de entrada), haciendo hincapi\u00e9 en las consecuencias de los problemas, <strong>aumentas el impacto psicol\u00f3gico, que puede ser incluso inconsciente<\/strong>a sus viajeros. A algunas personas les provocar\u00e1 ansiedad, pero no hay que olvidar que est\u00e1 confiando su alojamiento, que a veces es su principal fuente de ingresos, a personas que no conoce o conoce muy poco. \u00a1Debes protegerte!<\/p>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Establecer una relaci\u00f3n de confianza<\/strong><\/h2>\n\n\n\n<p class=\"has-text-align-justify\">Tras la reserva, le invito a que se presente y <strong>conozca a sus viajeros<\/strong>&nbsp;\u00bfQui\u00e9nes son? \u00bfEn qu\u00e9 contexto alquilan este alojamiento? \u00bfNecesitan informaci\u00f3n? etc. El objetivo es crear una relaci\u00f3n sana en la que ambas partes se sientan c\u00f3modas. Si, como anfitri\u00f3n, eres inmediatamente amable, escuchas las peticiones de los viajeros, les das buenos consejos sobre la ciudad, etc, <strong>sus inquilinos comenzar\u00e1n su estancia con el deseo de cuidar su alojamiento<\/strong>. Esto puede hacerse directamente con una c\u00e1lida bienvenida, pero tambi\u00e9n a distancia, por tel\u00e9fono o de otra manera. Por ejemplo, puedes colocar un peque\u00f1o cartel en tu alojamiento, bien presentado (a mano o en el ordenador) indicando todos los buenos consejos que conoces: restaurantes, barrios, actividades, etc. Es una peque\u00f1a atenci\u00f3n que complacer\u00e1 a tus viajeros y estar\u00e1n en un estado de \u00e1nimo en el que querr\u00e1n complacerte... \u00a1No degradando nada, por ejemplo!<\/p>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Reg\u00edstrese con nosotros<\/strong><\/h2>\n\n\n\n<p class=\"has-text-align-justify\">Para\nPor \u00faltimo, compruebe el estado de sus viajeros a lo largo de su estancia. A\nmensaje de texto a mitad de la estancia para 3-4 d\u00edas de alojamiento, una llamada a la semana para\nsemana para una estancia de 2 semanas, ... Evidentemente no debe acosar a sus viajeros\nsus viajeros, <strong>pero les gustar\u00e1 saber de ti regularmente<\/strong>.
